One Email, Fifty Buyers

I’ve mentioned mail merge fifteen times and never actually shown you the why. Here it is: the move that pulls buyers out of woodwork you didn’t know you had. (Also, I dug my daughter a pool last weekend. Grateful for the job, Thomas and Scott.)

  1. Tag your buyers by where they’re looking. New buyer wants Henderson? Tag them Henderson. Do this as you go and you’re quietly building a map of who wants what, where.
  2. List a house, then work the tag. You just listed in Henderson. Walk out, snap a photo of the front, sit in the car, and in Cloze search #Henderson. Every contact looking there pops up.
  3. Select all and hit Mail Merge. Cloze writes one individual email to each person, fifty times, from the one email you wrote once. Type it plain, or hit the light-bulb and let Maia draft it: “I have a two-bed, three-bath in Henderson, private open house Saturday 2-4.” Tweak it (AI is still AI), then send.

Keep it under about 50 contacts. That’s not the point though. The point is targeted, specific emails to targeted, specific people.

Your assignment this week: Go through your hot and warm list and tag where they’re looking. Next listing, you’ve already got a buyer in your pocket.

So today I want to start out with a gratitude. So my daughter's birthday is on Saturday. She's turning 8 and she's doing awesome in school and the only thing she asked for is for a pool. So my wife and I looked at it, we got a quote from a couple of companies and realized, nah, it can't be that hard.

So I spent all of last weekend digging and I have to be very grateful for Thomas and Scott for giving me a job. Today we're gonna talk about mail merge and how you can use it to get your next deal. I'm Kyle and this is Tool Time. Alright, so I've talked about it like 15 times on some of these videos and I've never actually shown you how to do it or the why behind it or a great strategy.

So today I wanted to start there. So here's the deal. You're working with a new buyer. They're looking in the city of Henderson, for example.

So you tag them Henderson. Great. Now you have at least one of your clients tagged with the city that they're looking in. As you're going through your contacts and you start tagging the P the places that they're looking and you're going through your real estate career, you'll start listing houses in those areas.

So for example, if you listed a house in Henderson, you'd walk outside of the listing appointment and you would take a picture of the front of the house. You'd sit down in your car and type out into Close. You'd search hashtag Henderson and all of your contacts that were looking in the city of Henderson would show up there on the list. You'd select them all and click mail merge.

Now Close is gonna do something so cool. It's going to write one individual email to each person 50 times with you only having to write an email one time. So there's a couple ways you can write the email. You can write it plain old email style or if you're clever you can use Maya or you can click the little light bulb and I'll show you all this in a video here.

Click the little light bulb and type in exactly what you're looking for. I have a two bed, three bath in Henderson. You've got to see. I just listed it and I'm doing a private client open house on Saturday from 2 to 4.

We look forward to seeing you there. Click go. It'll write a nice pretty email for you. Tweak it a little because you know AI still is AI and then after you've tweaked it hit send.

You will be amazed at the response you get. You'll get so many people coming out of the woodwork coming to see this house that you didn't even expect that they would. That's the magic of using Close with tags. You can mail merge and send pretty much anything to anybody.

Now there's a limit. You want to keep this to like under 50 contacts but that's not what's important. What's important you're just sending targeted specific emails to targeted specific people. So your assignment this week is to go through your close.

Look at your hot and warm list and start tagging where they're looking so that way the next time you get a listing you've already got a buyer in your pocket. Thanks so much. Hope you have a great week.
