Twenty People Showed Up. Now What?

Great news, twenty people came to your open house. Fantastic. So how are you going to follow up? Here’s the play that actually turns sign-ins into database.

  1. Get them into Cloze today. Top-right button, Add Person, type away. Or drop them into your phone contacts first and let them sync over (your phone’s connected, right?).
  2. Tag them so you remember. I go a little crazy because I forget things: “OH” plus the address. Now I know exactly who I met and where.
  3. Mail merge the thank-you. Search your tag with a hashtag, select everybody, hit the big check-mark or Mail All at the top. One email, customized to each person, up to 499 at once. (Try 500 and Google gets mad.)
  4. Keep feeding them. New listing down the street, a price change, “you liked this one, you’ll like these three.” Endless reasons to stay in front of them.

It’s the single easiest way to add real people to your database.

Your assignment this week (or your next open house): Add your people, tag them up, mail-merge the follow-up.

Great news! You had 20 people show up to your open house today. That was awesome! I'm so excited.

How are you going to follow up with them? Let me show you how to do it. Hi, I'm Kyle, and this is Tool Time. All right, so you had a super successful open house.

You had a bunch of people show up, and everything's super great and wonderful. For those that didn't fill out imbatman at gmail.com, you now have email addresses and phone numbers. So here's the trick. You're going to spend a few minutes today, and you're going to input their information into Close.

It's easy, you already know how to do it. You're going to hit the top right button, hit add person and type away. Or if you want to put it into your phone first, and you have your phone connected to Close, which you do, right? Then you can put it into your contacts, and it'll automatically sync over to Close for you.

But here's the trick. After you've inputted the people into Close, you're going to tag them. You can be as detailed or as not as you want. I like to go a little crazy because I forget things.

So I would always tag mine, O-H space, and then whatever the address was. So that way I remembered who I met and when. So then a couple things can happen. You go in later that day, and you want to send an email to everybody, thank you so much for showing up.

You can do my favorite thing in all of Close. And I'm sure I've said that like 10 times, but there are so many favorite things in Close, this one's just another one. You can do a mail merge. So you search for your tag by typing in hashtag with a tag, and then it comes up.

You select everybody, and then you click the big check mark button, or mail all at the top. Both of them do the same thing. And you can write one email to 20 people, 30 people, 40 people, up to 500. You try to do more than 500 and Google gets mad at you, but you can send one email that's customized to each person up to 499.

We'll call that your limit. And if you have 499 people that show up at your open house, please call me. I want to learn your secrets. So after you've done that, you've done sent your followups, you have a change in your listing, you have a change in a new one down the street, or if you want to send, hey, you like this one, but you might also like these three, there are endless options for you to follow up with your open house people.
