You just watched me tell you ActivePipe is the laziest lead gen there is. Here’s how to actually do it. Three minutes, tops.
- Get in. Log into ActivePipe. If you’ve never set it up, that’s fine, it’s already connected to your Majestic account.
- Find the templates (you don’t write these, that’s the point). Hit the template library. Everything’s already built for you by Sotheby’s Auction House, Sotheby’s International Realty, Majestic Realty Collective, your own marketing team, and anything you’ve made yourself. Pick one that fits the moment. Market update, new listing, just-checking-in. You’re not writing, you’re choosing.
- Send it in three clicks. Choose your audience by tag, by segment, or just everyone you’ve ever met. Confirm. Send. Done.
- Come back in a couple days (the part nobody uses). Click the Campaigns tab on the left. Open the campaign you sent. Now you can see who opened it, who keeps opening it, and who clicked, and who clicked four times. That four-times person is raising their hand.
- Make the human move. Find them, check the forward checkbox in the bottom right, and make the phone call. They opened the door; you just walk through it.
Your assignment this week: Send one email. Come back in a few days. Call whoever’s opening it.

There's somebody in your database that's been quiet for a year. You know it, I know it, and they know it. But then one day, they suddenly pop their little head out and say, hey, talk to me. That is the power of ActivePipe, and that's what we're gonna talk about today on Tool Time.
So here's the problem that we're really good at falling into as realtors. We go out and we start chasing the shiny new toy, the shiny new lead, the shiny new interesting thing. But because we're ninjas, we're awesome at keeping our focus on the people who already like, know, and trust us. And ActivePipe is an outstanding tool to do that for you without you doing a whole lot of work.
The reason why it's easier for you is because the templates come from Sotheby's Auction House, Sotheby's International Realty, Majestic Realty Collective, and your own marketing team. And of course, anything that you create yourself. I'll show up there and in like three easy clicks, you can send an email to everyone you've ever met. But the best part, and the part that I think a lot of people don't know, is that you can track exactly who opens it and who clicks on your emails.
So if you've sent out an ActivePipe recently, log back in, look at the campaigns tab on the left-hand side, there's a little QR code here somewhere where you can scan it to watch. And you'll be able to see exactly who clicked on it, who clicked on it like four times, and who just keeps opening your emails. That's the person that you jump over in to close, look at their little forward checkbox down in the bottom right, and make a phone call. Because it's that human to human connection, right?
On the ActivePipe, they're raising their hand, all you gotta do is reach out and catch them. This is the absolute laziest lead generation you can do, and I mean that as the highest compliment. I am nothing if not lazy, excuse me, efficient. So use it.
Send out the email and track who's opening it. Just come back in a couple of days and say hi. If you don't know how to use the templates or where they all live, just again, scan that QR code and it'll walk you all through it. It's super easy.
